
Summary of Services and Fees
A) Locating & Purchasing a Property Fee: 1.5% of Purchase Price. Advising on optimum size, type and location. Seeking out, inspecting, short listing and recommending. Negotiating lowest price inclusive of fixtures etc. Instructing solicitors and liaising with vendors agents and solicitors to ensure prompt and efficient conveyancing. Instructing surveyors, reviewing survey and renegotiating if necessary. Agreeing exchange and completion dates, taking over keys to property, reading meters and opening utility accounts.
B) Furnishing & Preparation of Property Fee: 15% + VAT of Expenditure. Preparing schedule and costing of any necessary improvements, e.g. repairs, redecoration, or modernization - only if essential and at minimum cost. Supervising and approving works, paying contractors. Preparing schedule and costing of recommended contents. Purchase and delivery of appliances, furniture, furnishings, bedding and kitchenware.
C) Letting & Management Service Fee: 15% + VAT of Rent Collected. Our comprehensive service deals with every aspect of property management from vetting prospective tenants and accounting for rental income to regular maintenance checks and ongoing supervision.

- Arranging inventories and schedule of condition *

- Holding security deposits
- Arranging insurance cover - buildings and contents (as required)*
- Optional rent indemnity and legal expenses policies *
- Changing utility accounts and reading meters (where accessible)
- Arranging gas safety tests and checking compliance with fire/furnishings regs *
- Stamping tenancy documents *
- Receiving Rent (monthly)
- Accounting to client (monthly)
- Regular property inspections (quarterly)
- Liaising with tenants on all matters arising
- Communicating with freeholders, insurance companies and other parties
- Negotiating tenancy renewals and rent increases

- Supervising periodic re-decoration and other major works * (* supervision fee 10% + VAT)
